I own a home and want it to transfer my name off title before I file bankruptcy

I owe about $172k. I own a home but it is owned jointly with my father and has approx. $34ok of a mortgage.

I think I need to file for bankruptcy and was wondering if I could just take my name off the property and file for bankruptcy.

Will the creditors still be able to go after the home? If so is there a time frame from when my name is taken off the house and when I should file for bankruptcy?

Taking your name off title to this property before filing a bankruptcy would be a bad idea. This is an example of activity that can cause you substantial difficulty should you be involved in it as it is an attempt to transfer property in an effort to defeat the rights of your creditors. The result of this type of action would likely be first the transfer would be overturned by court, second your percentage of the equity would realized upon for your creditors, and then because you committed a bankruptcy offense you would likely be kept in bankruptcy longer and have some type of penalty imposed for acting in an improper manner.
